When the tenant refuses to move out

Moving out

The tenant is obligated to move out when the tenancy or the notice period has expired.

The landlord can claim rent from the tenant until the tenant actually moves out, if the tenant stays longer than what is agreed to.

If the tenant's delayed departure leads to the landlord having additional expenses or loses income from rent, the landlord may claim compensation for these costs from the tenant.

Compensation for lost rent

If the contract has a clause which says that the expiration of the tenancy or the notice period gives the landlord enforceable grounds for eviction, the landlord can request eviction from the enforcement officer.
