The landlord can initially only require payment of the rent the parties have agreed to. Upon entering into the tenancy, the parties can agree to a deposit or a guarantee.

Deposit and guarantee

Pursuant to the Tenancy Act you can agree to the tenant paying for consumption dependant expenses like electricity, fuel, water and drainage, in addition to the rent.

The landlord cannot require any other additions to the rent.

The landlord can for example require the payment for the buildings shared expenses, internet, cable-TV, stair cleaning or joint washrooms. Neither can the landlord require payment for municipal expenses like property tax and renovation, only the amount regarding water and drainage.

All expenses that the landlord wants the tenant to cover must in other words be included in the rental amount.

The landlord can choose to not offer internet and TV. If this is not included in the rent, the tenant must set up their own arrangement with a network provider if they want internet and TV.
